Overview

The project

The Perna Group is a real estate team brokered by Lyons Share Real Estate, led by Debra Perna, a Las Vegas REALTOR with more than 20 years of experience and a multi-year Top Producer track record. The team represents buyers and sellers across Las Vegas, Henderson, and Summerlin, from luxury estates to first homes. They needed a website that built local authority across the whole valley - a real presence in every neighborhood they serve - and made it easy for buyers, sellers, and relocating families to start a conversation.

What we built

  • Custom Next.js website with a twilight Las Vegas hero and a trust-first layout built around the team
  • 15 area and neighborhood pages across Summerlin, Henderson, and Las Vegas - including The Ridges, Red Rock Country Club, MacDonald Highlands, and Lake Las Vegas - for local search coverage across the valley
  • Service pages for buying a home, selling a home, home value estimates, and touring new listings
  • Recent sales section showing the team's track record with MLS-sourced results
  • Reviews page featuring the team's 5.0-star rating across 25 Google reviews
  • Team page introducing Debra Perna, Joshua Nickelsen, Angel Villiatora, and Kevin Koch-Revilla
  • Contact flow with topic pre-selection for buying, selling, and home valuation inquiries
  • Articles and local resources sections for valley guides and market content
  • License and Equal Housing Opportunity compliance built into the footer

How we approached it

A real estate team competes street by street, so the site needed a real presence in every neighborhood it serves. We built 15 area and neighborhood pages across Summerlin, Henderson, and Las Vegas, so each area gets its own page rather than one generic page listing every neighborhood. That gives both search engines and home buyers a clear place to land for each part of the valley.

Trust matters as much as coverage when someone is choosing who to hire for one of the biggest purchases or sales of their life. The layout leads with the team, its recent sales, and its 5.0-star Google rating across 25 reviews, then gives buyers, sellers, and relocating families separate paths so each can start the right conversation. License and Equal Housing Opportunity compliance sits in the footer.

A site structure that covers the valley

The navigation mirrors how people search for homes. Areas are grouped into Summerlin, Henderson, and Las Vegas, and each group holds its neighborhoods: The Ridges, Red Rock Country Club, and Sun City Summerlin in Summerlin; Green Valley, Anthem, MacDonald Highlands, Lake Las Vegas, and Inspirada in Henderson; and Southern Highlands, Mountain's Edge, Centennial Hills, and Rhodes Ranch in Las Vegas.

That adds up to 15 area and neighborhood pages, each with its own address on the site. A buyer researching one community can land directly on a page about it, and the three city pages tie the neighborhoods together for people who are still deciding where to look.

Services and a contact flow that knows why you are calling

The services are presented as consultations for buying, selling, relocation, and investment, with dedicated paths for buying a home, selling a home, requesting a home value estimate, and touring new listings.

The contact links remember the reason for the visit. Choosing to buy, sell, or request a valuation opens the contact form with that topic already selected, so the team knows what each inquiry is about before they reply. A phone number stays in the header on every page for people who would rather call.

Proof that builds trust

Real estate is a high-stakes decision, so the home page leans on proof. It shows the team's 5.0 rating across 25 Google reviews, a recent sales section with MLS-sourced results, and a profile of Debra Perna, a Top Producer with more than 20 years of Las Vegas experience. A team section introduces the people behind the process.

The recent sales section carries the disclaimer that sale information is based on MLS records and is deemed reliable but not guaranteed. Details like that matter in real estate, and they are part of the build rather than an afterthought.

Answers and compliance

A common questions section answers the things buyers and sellers ask first: how the market is right now, how much a home is worth, what the first step to buying is, whether to sell now or wait, and whether it is possible to buy and sell at the same time. Local resources and articles sections give the team room to publish valley guides and market content over time.

The footer carries what a brokerage site needs: the brokerage name, the agent's license, the office address, the Equal Housing Opportunity statement, and links to the privacy policy and terms.

Built to the same standards as every project

Every Ctrl Shift Run website is custom built from the ground up in Next.js and TypeScript, with no templates or page builders. Each build targets green PageSpeed Insights scores on mobile and desktop, plus 3/3 on the agentic browsing check, and is structured so search engines and AI assistants can read it. The code lives in the client's GitHub repository and the domain stays in their name.
